What is Rent Receipt?

A rent receipt is a written acknowledgement from the landlord that the tenant has paid rent for a specific period. For salaried employees in India, rent receipts are one of the most important supporting documents for claiming House Rent Allowance (HRA) exemption under Section 10(13A) of the Income Tax Act, 1961. Without valid receipts, the employer's payroll team cannot process the HRA deduction, and the employee loses the tax benefit.

A proper rent receipt includes the tenant's name, the landlord's name, the address of the rented property, the amount of rent, the period for which rent was paid, the mode of payment, and the landlord's signature. If the total rent paid during the financial year exceeds ₹1 lakh, the employee must also provide the landlord's PAN number. For rent above ₹50,000 per month, TDS under Section 194-IB also kicks in.

Legal validity of an eSigned rent receipt

Rent receipts are required by Indian employers and tax authorities as proof of rent paid when a salaried employee claims HRA exemption under Section 10(13A) of the Income Tax Act, 1961. The receipt itself is not a conveyance or transfer of property, so it is fully eligible for Aadhaar eSign under Section 3A of the IT Act, 2000. There is no exclusion under Schedule I. Practical rules from the Income Tax Department and the CBDT include the following. If total rent paid in a financial year exceeds ₹1 lakh, the employee must report the landlord's PAN to the employer. If monthly rent exceeds ₹50,000, the tenant must deduct 5% TDS under Section 194-IB. A revenue stamp of ₹1 is traditionally affixed on receipts above ₹5,000 paid in cash, but this requirement is often waived when rent is paid through bank transfer or UPI. Most employers accept eSigned rent receipts as they are easier to verify than handwritten ones, since the Aadhaar eSign embeds signer identity cryptographically. Only the landlord needs to sign, making this a single-party workflow.

Will my employer accept an eSigned rent receipt for HRA?
Yes. An Aadhaar eSigned receipt is legally equivalent to a handwritten one under Section 3A of the IT Act 2000. Most employers prefer eSigned receipts because the landlord identity is cryptographically verified.
Do I need a revenue stamp on an eSigned rent receipt?
The revenue stamp requirement traditionally applies only to cash rent payments above ₹5,000. When you eSign and pay rent digitally, the revenue stamp is typically not required.
What if my landlord doesn't share their PAN?
If annual rent exceeds ₹1 lakh and the landlord refuses to share PAN, you cannot fully claim HRA. The CBDT requires the PAN on record for tax compliance. Ask the landlord in writing before the financial year ends.
Can I generate twelve monthly receipts at once?
